Nowell Creek Village is a mixed-use, master-planned community originally assembled and purchased by Holder Properties in 2019. The 36-acre assemblage sits inside I-526 and included a former 2000-vintage office building (now Marshside) and a defunct Charleston Battery soccer stadium. As master developer, Holder led full-site master planning and entitlements, site infrastructure development, and the adaptive reuse of obsolete assets, while navigating significant permitting and entitlement challenges with the City of Charleston. The development program includes office renovation, multifamily land sales, rental townhomes, and future retail, supported by $11.7 million in completed horizontal site work encompassing roads, utilities, and parks.
In 2021, Holder sold eight acres to Middle Street Partners for the development of 320 apartment units. In 2024, Holder capitalized and began development of an additional five acres with high-end rental townhomes known as The Fenland, and secured zoning variances allowing for 10,000–15,000 square feet of waterfront retail, which has generated strong interest from developers and operators. The project’s underlying thesis leverages strong Daniel Island demographics and motivated land sellers to convert two obsolete uses and approximately 1,300 surface parking spaces into a walkable, mixed-use village with marshfront on both sides in a supply-constrained, high-demand submarket.
