Lionsgate Studios Atlanta is a purpose-built studio campus developed by Holder Properties, which was engaged for site selection, entitlement, design and construction oversight, and ongoing property management. Holder led the rezoning and permitting process with Douglas County and coordinated closely with Elevate Douglas, including alignment with a future master development adjacent to the site. Holder also selected and managed the full design and construction team and was retained as the property management firm for the campus.

The studio features eight sound stages ranging from 11,000 to 33,000 square feet, a three-story 66,750-square-foot creative office building, a 6,300-square-foot studio café, a commissary, and approximately 140,000 square feet of dedicated support space including workshops, lighting and grip, and wardrobe facilities. The campus also includes a large backlot and parking for approximately 500 cars and 100 trucks. Constructed using a mix of cast-in-place tilt concrete, pre-engineered metal buildings, and a steel-framed office structure, the property is master-leased by Lionsgate Studios and was delivered ahead of schedule and under budget.
