Gateway 737 is a mixed-use student housing community developed by Holder Properties on behalf of the University of South Carolina Foundations. Engaged in 2022, Holder provided a full suite of services spanning underwriting and market analysis, pre-development design and due diligence, construction management, leasing, and property management—continuing a long-standing relationship with USC Foundations that predates the Global Financial Crisis. Located adjacent to the University of South Carolina campus near the Greek Village and the Darla Moore School of Business, the project integrates student housing, ground-floor retail, student meeting space, and structured parking.
The 12-story, 615,000-square-foot building includes 940 beds across 309 units, 12,500 square feet of retail, and approximately 600 structured parking spaces. An innovative pre-cast concrete construction methodology shortened the build schedule and reduced manpower requirements, allowing the project to deliver on time in July 2025. Gateway 737 reached 100% lease-up for the 2025–2026 academic year by April 2025, achieved a 60% renewal rate, and again leased to full occupancy for the 2026–2027 academic year by December 2025. Holder Properties was subsequently engaged for a three-year property management and leasing agreement.
