Serta Simmons releases images of 500-employee Doraville HQ

ATLANTA BUSINESS CHRONICAL – Atlanta, Ga – Mattress giant Serta Simmons Bedding LLC is unveiling images of its recently announced 500-employee campus on the site of the former Doraville General Motors Plant.

That new images come six weeks after Serta Simmons representatives appeared before the Doraville Downtown Development Authority to strike a deal for economic incentives.

In a statement today, the company said the campus will house Serta Simmons Bedding and its two leading brands, Serta and Beautyrest, starting in early 2019. The approximately 210,000-square foot facility will span five acres and feature an innovation center and showrooms.

Holder Properties is the developer for the new headquarters, and Rule Joy Trammell + Rubio is the architect. Hendrick and Associates will design the headquarters’ interior. Serta Simmons was advised in the real estate deal by Jones Lang LaSalle Inc.

The redevelopment of the former GM plant in Doraville is called Assembly and being led by Atlanta-based The Integral Group LLC.

Work underway on new North Charleston office building

THE POST AND COURIER – Charleston, SC – One of the region’s most active office-space developers over the past decade is at it again.

Holder Properties said it has started work on a 106,000-square-foot building at a well-known business address in North Charleston. The firm and contractor Harper Corp. broke ground on the new River Oaks Center this week without any commitments from tenants. It will be Holder’s fourth speculative office project – and its fifth overall – within the Executive Park at Faber Place, which is near Leeds Avenue and U.S. Interstate 526.

“It’s really one of the last parcels left in Faber,” said Jeff Mixson, executive vice president of the Atlanta-based developer.

Holder said it expects its latest project in the Charleston area to be ready for occupancy in the fall. The four-story structure will incorporate the large live oaks that are on the property and have parking for about 375 vehicles.

COMMERCIAL PROPERTY EXECUTIVE – North Charleston, SC – Holder Properties recently announced that is has begun construction of River Oaks Center, a 106,000-square-foot Class A office building in Charleston’s largest office park, the Executive Park at Faber Place. The project is being designed by Warner Summers and will be built by Harper Corp. Tenants are expected to begin moving in by the fall of this year.

Electric Guard Dog moving downtown to Innovation Center

COLUMBIA REGIONAL BUSINESS REPORT – Columbia, SC – Fast-growing Electric Guard Dog has leased 20,500 square feet of office space at Innovation Center in the University of South Carolina’s Innovista District.

The five-story, 110,000-square-foot Class A office building at the corner of Assembly and Blossom streets was opened in April. Headquartered in Columbia, Electric Guard Dog, is considered the market leader in electric security fences and perimeter security in the country.

“We chose to move to get the space we needed to accommodate the major increase in support staff we’ve made,” said Jack DeMao, CEO of Electric Guard Dog. “Innovation Center has the capacity for our continued growth, and the proximity and relationship the building has with the University of South Carolina enables us to offer internships and job opportunities to students and graduates.”

DeMao added that the move to the Innovation Center “is a great strategic move for our customers, too. They will reap the benefits from increases in technology, speed and dexterity available at Electric Guard Dog in 2017 and in years to come.”

Electric Guard Dog will be located on the fifth floor of the building and is expected to move in by March, according to a press release from Holder Properties, a privately held full-service real estate developer. Rob Lapin with NAI Avant represented Electric Guard Dog in this transaction.

Electric Guard Dog was founded in 1991 by Bill Mullis, who conceived and designed the first solar-powered electric security fence. The company provides security for more than 3,600 commercial and industrial locations nationwide.

Holder Properties to Develop Blackbaud’s Eco-Friendly Campus

COMMERCIAL PROPERTY EXECUTIVE – Charleston, SC – Holder Properties is the developer of Blackbaud’s new corporate campus, a two-phase project planned for a 13-acre parcel on Daniel Island in Charleston, S.C. The first stage entails the construction of a four-story, 172,000-square-foot office building and a 650-space parking lot at the corner of Fairchild Street and Central Island Street.

Construction started in October and completion is scheduled in the first quarter of 2018, when Blackbaud plans to move into the new office. The second phase of the development is an addition of up to 175,000 square feet of office space. The campus was designed by ASD and will be built by London-based Balfour Beatty.

Blackbaud to invest $154M, add 300 jobs in Charleston HQ expansion


THE POST AND COURIER – Charleston, SC – Charleston technology stalwart Blackbaud will break ground this year on a new Daniel Island headquarters and add 300 jobs in what it says will be an investment of more than $150 million.

The company says it plans to invest in the new offices and payroll over the next five years. Its new corporate home in Charleston will form a centralized campus for Blackbaud in what CEO Michael Gianoni called a “generational investment.”

The software company will start building a 360,000-square-foot office complex this fall, with plans to move into the first phase of construction by 2018. The company hasn’t released a timeline for a second phase. The investment was valued at $154 million Wednesday.

Blackbaud had outgrown its existing building on Daniel Island Drive as the company added to its ranks over the past several years, forcing it to lease space nearby to accommodate the overflow. And with the lease on its main building running out in 2024, it started looking for a new place to house its global headquarters.

In the end, the company decided to stay on Daniel Island, moving a mile down the road and keeping the company in Charleston nearly 30 years after it relocated to the Lowcountry from New York.
